the comstock model combines ground floor loft living with separated sleeping spaces above. with 10’ plus high ground floor ceilings and large glass walls, this home lives much larger than its efficient footprint. the living / dining / and island kitchen all open to one another. the living space accesses a terrace through a corner glass wall to extend the living out to the backyard while the dining space opens onto the front porch. high corner windows allow for daylight from unexpected angles while keeping neighboring views to a minimum. the laundry is on the first floor.
the bedrooms and loft on the second floor are under a high sloped ceiling that flattens in the middle. the second bedroom and loft share access to a second bathroom. the loft is open to the rest of the second floor area and has a corner window arrangement. the master suite has a large walk-in closet and generous sleeping space complemented by a well-appointed master bath with combined tub/shower and separate sinks.
the garage helps to shelter the private terrace in the backyard. the driveway is a plaza of attractive permeable pavers to reduce site water runoff and to offer a welcome space upon arrival at the home. a front porch enlivens the street, it also gives neighbors the opportunity to socialize. all homes have a landscaped area between the porch and sidewalk.
as this home has a gabled roof, the mounting of the solar packages (optional) can be to either side if oriented east/west. the loft and second bedroom can also be re-arranged as 2 separate bedrooms with changes in plan, this variation is called the comstock II.
